Downsizing is rarely just about square footage. It is about less upkeep, lower costs, more time for what you enjoy, and often putting some of your home’s equity to work. The sellers who have the smoothest experience are the ones who decide what they want next before they put their current home on the market.
Decide What Next Looks Like
Start with how you want to live, not with a floor plan. A few questions worth answering first:
- Do you want to stop handling yard work and exterior maintenance?
- Would a condo, a villa, or a smaller single family home fit best?
- How close do you want to be to the beach, shopping, or medical care?
- Are you staying in South Florida, or moving closer to people you care about?
Look Closely at HOA and Condo Costs
A smaller home often comes with an association, and those costs belong in your budget. Condo dues in particular have been changing in Florida as associations fund required reserves and repairs under newer state laws. Before you buy, review the budget, reserves, and any planned special assessments. Our guide to buying a condo after the new reserve laws walks through what to check.
Protect Your Property Tax Savings
If you have owned your Florida homestead for years, your taxable value is likely well below market value, thanks to the Save Our Homes cap. Portability lets you carry that benefit to a new Florida homestead within three years, up to $500,000. When you downsize to a less expensive home, you transfer a proportional share of the benefit. Say you sell a home worth $500,000 and buy one worth $350,000. The new home is 70% of the value of the old one, so roughly 70% of your accumulated benefit would come with you. Your county property appraiser can estimate your number, and you must apply to receive it.
Know Your Net Proceeds
Your equity is what funds the next chapter, so know the real number early. Use our net proceeds calculator for a starting estimate, then we can refine it with current comps and a pricing strategy for your home.
Make the Move Manageable
The hardest part of downsizing is often deciding what to keep. Start sorting early, room by room, before photos are taken. A home that is edited down shows better, photographs better, and makes moving day easier. If timing is a concern, we can also look at options like a short rent back after closing so you are not rushed out before your next home is ready.
